Sales Specialist

SUMMARY

The Sales Specialist is primarily responsible for sales, with secondary responsibilities related to branch management duties.  The branch management duties will be focused around management and administrative tasks as needed. The Sales Specialist is responsible for working closely with the Branch Manager in implementing a system of management that will ensure the continued success of our sales associates while maximizing profit of their office.  The Assistant Managing Broker plays a critical role in achieving the business goals while promoting extraordinary customer service to further the Coldwell Banker culture and value system.  A “hands-on” management style with insight to anticipate the problems and needs of the business is important. All duties will be distributed based on office need and performed in conjunction with the Branch Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Will support all companies and procedures.

  • Expand mortgage and title capture rate.

  • Create a strong and efficient work environment.

  • Facility Review:  help to create/maintain review process. Technology review.

  • Develop a strong, trusting relationship with staff and sales associates.


Sales Associate Recruiting:

  • Recruiting new and experienced sales associates and creating strong packages.

  • Maintain a retention program and report feedback.

  • Make a follow-up contact to all sales associates’ “hot leads” identified by sales associates.

  • Expand the participation in “Team Building” by sales associates.

  • Meet with sales associates on a regular basis – develop a program for effective interaction and feedback.


Coaching and Accountability:

  • Work with sales associates to develop and implement their business plan.

  • Business planning group meetings to follow up on manager one-on-one meetings.

  • Conduct individual coaching/accountability meetings with sales associates on a regular basis.  BLDS Accountability Groups.

  • Implement “Coldwell Banker Integrity and Accountability Coaching Model” within sales associates and staff.

Training:

  • Develop a comprehensive training program for the agents.

  • Expand and promote the value of having the “Best Trained Agents”.

  • Ensure that all new sales associates finish “New Agent Development” training and that they participate in ongoing branch and regional training. 

  • Train sales associates on how to write contracts, fill out forms, and all systems regarding MRED.

  • Train in Outlook, Blackberry/iPhone, Client Connect, Trulia, local site Admin, and Databased Ads.  Maximizing branding and contact management systems.

  • Running Reports:  weekly, monthly and quarterly.

  • Cross train – oversee the cross training of staff.

  • Attend and participate in management training.

  • Attend managers’ meeting on a monthly basis.

  • Never stop training!


     Requirements:

  • Three years experience selling real estate.

  • One or more Real Estate designations i.e. CRS, GRI, ABR and others.

  • Teaching and training background.

  • Must be proficient in the following technology and have the ability to train:

    • Microsoft Suite – Outlook, Excel, Word and Publisher.

    • Ability to program Smart Phones.

    • Experience designing Business Plans.

  • Proven decision-making capabilities based on good information.

  • Has ability to work closely with others and set alliances within the Coldwell Banker system in order to maximize the efficiency and effectiveness of the team.

  • Has the capability of multi-tasking while remaining flexible in order to adapt to the ever-changing business environment.

  • Proven leadership skills.

  • Strong, creative skills – strong business skills.

  • Confident, assertive and enthusiastic.

  • Strong strategic planning capabilities.

  • Strong sense of integrity, honor, trust and commitment.

  • Create an atmosphere of harmony and a team “esprit-de-corps” and come in early every day with a smile on your face and greet all staff and sales associates present.

  • Conduct yourself in a professional, business-like manner in and out of the office (open houses, social events, meeting other competitor and competitors’ sales associates).
